KUALA LUMPUR (March 8): Heng Guan Development (HGD) has broken ground on the Balik Pulau Commercial Centre (BPCC), a boutique commercial development comprising 13 two-storey shopoffices with built-ups ranging from 2,800 to 3,802 sq ft, the company said in a statement.
The project has a gross development value of RM18.3 million and is being built on a 1.46-acre parcel of land within the Balik Pulau township on Penang Island.
The development was fully taken up prior to the commencement of construction, with the units acquired to consolidate premises for a supermarket operator serving the surrounding residential catchment.
Located in the Balik Pulau area, BPCC is planned as a neighbourhood-scale commercial development intended to serve the surrounding residential catchment, including Prince of Wales International School and nearby established residential neighbourhoods.
HGD said the project reflects its approach of delivering community-scale developments while expanding its presence across the Northern Region.
“BPCC marks another step in HGD’s continued expansion across the Northern Region. As we broaden our development footprint, we remain focused on delivering thoughtfully positioned developments that respond to the evolving needs of surrounding communities,” HGD added.
The developer said the project forms part of its broader strategy of introducing community-scale developments in emerging growth areas, particularly in markets where residential expansion is driving demand for neighbourhood retail and services.
HGD currently has development activities across the Northern Region, including projects in Penang and Kedah, as it gradually broadens its presence beyond its traditional markets.
Construction of BPCC is expected to proceed immediately following the groundbreaking ceremony.
