KUALA LUMPUR (Feb 27): Kedah-based Heng Guan Development (HGD) has secured five strategic anchor tenants for its upcoming Aera Business Centre in Sungai Petani North, strengthening the commercial foundation of its flagship Aera Township.
According to a press release on Friday, the anchor tenants — FamilyMart, ZUS Coffee, Momoyo, Nasi Kandar Danial and Alyaa Bistro — represent a mix of established national and regional brands that will form the core of the township’s first commercial precinct.
Strategically positioned to serve a growing residential catchment, Aera Business Centre is designed as the township’s first commercial nucleus within the 150-acre master-planned development.
The precinct will comprise approximately 50 shop offices with capacity for more than 80 tenants.
Targeted for completion in the second quarter of 2026, the project has achieved nearly 70% take-up to date.
The completion of Aera Business Centre will be delivered in tandem with Aera Gardens, which comprises 129 residential homes, strengthening the immediate catchment and complementing the commercial component within the broader township ecosystem.
HGD chief executive officer Lim Tiong Haan said the milestone represents a defining step in shaping Aera Township’s integrated ecosystem.
“Aera Business Centre marks the beginning of a new Aera. Achieving close to 70% take-up ahead of completion reflects strong market confidence in both our product positioning and the growth potential of Sungai Petani North. Securing established anchor brands at this stage allows us to curate a vibrant commercial mix, drive sustainable footfall, and lay a strong foundation for the township’s next phase of growth,” he said.
Aera is a 150-acre master-planned township in North Sungai Petani, Kedah, with an estimated gross development value of RM828 million.
The five-phase development, targeted for completion by 2032, integrates residential, commercial, educational and lifestyle components.
