Our Origins & Vision

From a single bicycle to Northern Malaysia’s visionary developer.

Every remarkable legacy begins with a modest dream and for Heng Guan Development (HGD), it began with a single bicycle. In the 1920s, Lim Heng Guan arrived from Fujian, China with just 20 cents and founded a small bicycle business in Alor Setar, guided by ambition, resilience and an unwavering belief in the future. That simple shop, built on trust and hard work, would set into motion a journey spanning generations and industries, laying the foundation for what would eventually become one of Northern Malaysia’s most respected business groups. As Malaysia evolved, so too did the Heng Guan Group of Companies. From its beginnings in bicycle trading, the group diversified into hybrid engine oil production from rubber oil during wartime, then expanded into transportation with United Transport Company (UTC), connecting communities across the northern states. It later became the sole distributor of Opel Automobiles in the north and ventured into finance through A.A Anthony Securities. Strategic land investments eventually paved the way for its entry into real estate, a natural progression for a company committed to building communities.

Milestones in the Making

1893

Birth

Founder Heng Guan was born in Sing Kuain, Fujian, China.

1914

Migration

Founder migrated from China to Vietnam and settled in Malaya.

1940s

Prime Time

Established a revolutionary synthesis of the first Hybrid Engine Oil from rubber oil. Developed Kedah UTC u0026 Bus Transportation Hub.

1950s

License-ship

Heng Guan acquired OPEL Automobile sole Licenseship in Northern Malaysia.

1960s

Expansion

Venture into Penang. The establishment of Heng Guan Building on Jalan Burma, and strategic land acquisition on Gurney Drive, Penang.

1990s

Finance

Heng Guan investments into Financial Services. A.A.Anthony Security Services, currently known as UOB- Kay Hian.

2000s

Land Banking

Heng Guan currently hold over more than 158 acres of land around the northern region.

2020s

Property

Ventured into property development to unlock the potential of strategic land banks and shape thriving communities.
